Self-storage may be one of commercial real estate’s simplest-looking property types, but its performance is driven by a surprisingly complex set of factors. After ranking as the best-performing sector in the NCREIF Property Index from 2005 to 2022, the industry experienced a post-pandemic correction. Now, with new construction slowing and demand beginning to stabilize, the sector is showing signs of recovery.
So, what drives storage demand? Industry experts point to the “Ds”—the life events that prompt people to rent storage: death, divorce, dislocation (moving), downsizing, decluttering, and distribution (small businesses and e-commerce sellers needing inventory space). Regional demand is also shaped by the “Bs”: basements, babies, budget, and bedrooms. These factors help explain why some markets, particularly in the Sun Belt, have stronger storage demand than others.
For investors, location is just as important as demand. Population density, nearby housing, visibility, accessibility, and existing storage supply all play a role in determining a property's potential. Meanwhile, the industry has evolved through increased institutional ownership, technology adoption, climate-controlled development, and more sophisticated revenue management strategies.
As we look toward 2027, understanding these market dynamics can help investors better evaluate properties, identify promising markets, and recognize emerging risks and opportunities in the self-storage sector.
